Statistics Sellers Need to Know

  • Listings with video and several high-quality photos are ranked higher on real estate search engines such as Zillow.

  • Listings that offer a video obtain 403% more inquiries - read more HERE

  • Listings that are staged sell 30 times faster than non-staged listings - read more HERE

  • The more websites a home in on, the more buyer the listing will attract, and the more offers a listing obtains the higher the offers tend to be.

  • According to statistics, sellers NET 25% more when they use a Realtor. Colby Sambrotto, the Founder of ForSaleByOwner.Com, attempted to sell his home For Sale By Owner. At a list price of 2 million dollars, and after 180 days of no success, Colby decided to list it with Realtor, Jesse Buckler. Jesse sold the home for $150,000 more than the original list price - an increase of 7.5% on the initial listing price the Realtor paid for himself. Read more HERE.

We have strategically designed our company and our marketing plan to beat the statistics and optimum exposure to attract pre-approved buyers ready to purchase your home as quickly as possible. In other words, we get results!

Video Marketing

At NextHome Simplicity we take video marketing to a new level. Each of our listings receive a 3D Matterport virtual tour where buyers can virtually walk through a home at their convenience. Sellers love this tool because it saves them time. It keeps sellers from getting their home ready for buyers who may not love the homes floorplan and it attracts more offers by allowing out of state buyers feel confident in making site unseen offers.

Floorplan

With Matterport 3D technology, your NextHome agent can easily create a printable floorplan to provide to all buyers looking to possibly purchase your property. Buyers often ask if the seller has a floor plan or for measurements of rooms. This tool provides an accurate floorplan with measurements that buyers greatly appreciate. If your property is owner-occupied, it can be such a hassle trying to get the property ready to show or to leave during a showing. This Matterport 3D floorplan helps buyers determine if they want to make an appointment to view your home or if the floor plan just isn't for them.

Professional Photography

We know that over 90% of buyers find their home online, and professional photography makes a huge difference when buyers search through multiple properties. Many Realtors are not offering free professional photography, and those who do typically only offer 15 to 25 photos. NextHome Simplicity has an in-house photographer to ensure quality and quantity. We take as many photos as necessary to best showcase your listing.

Staging Assistance

If your property has furniture or is owner-occupied, we hire a local professional staging company to help stage your home with your own items. Our staggers do a fantastic job of helping sellers declutter and rearrange decor to get the property ready for photography and buyers. As we mentioned above, over 90% of buyers find their home online in today’s world, so a home’s first impression is on the internet. With this knowledge, Team Geotes offers staging to all of our sellers in order to help attract as many buyers as possible via photography and video.

National Listing Distribution

As we mentioned above, today's homebuyers begin their search for properties and information on the Internet. Online and mobile real estate searches have grown each year while the use of print media in-home shopping continues to decrease. It is crucial that your home receives the right exposure in the right places. By utilizing our National Listing Distribution program, we are able to provide just that. We produce high quality, professional online marketing for your home with direct avenues to communicate with us for quick, responsive access to more information and showings.  Our platform gives your home an expansive online marketing presence, displaying it on hundreds of websites searched by homebuyers and providing easy access to more information. The power of our National Listing Distribution program gives your home unparalleled exposure to all key websites searched by homebuyers and the best opportunity to sell your home for the highest price possible.

Mobile Connect

Buyers do a lot of shopping and research online but they still insist on driving around looking for real estate signs. Wouldn’t it be great if we could put your home’s information right in the car with them? We don’t use paper flyers which get wet, stick together and discolor. Instead, our NextHome yard signs have the capability to give the buyer access to the information they want without them ever leaving the comfort of their car! Every one of our signs has a text code. While sitting in front of your listing, a buyer can text our code to receive a link with your property’s description, photos, and a video tour. Your agent immediately receives a notification with that potential buyer’s contact info so they can follow up, answer questions or schedule a tour. Genius Right?

Mobile Facts

  • 64% of Americans own a smartphone and rely on it for accessing services and information. (Pew Research Center)
  • 70% of mobile searches lead to action on a website within one hour. (iAcquire)
  • Over half of all mobile searches lead to a purchase. (Rocket Post)
  • Mobile ads performed 4–5 times better than online ads.

Signage

Not only do our NextHome signs have client capturing capabilities, but they were also created with the same "consumer-centric" focus as the rest of our branding and marketing. Everything we use, from the colors that pop and draw attention to the shape, content, and layout of our signage, is designed to offer a clean and professional look. And don't forget about Luke, our company mascot that everybody loves!

Luke, the French Bulldog, as well as the rest of NextHome's branding and marketing materials, were developed by the same people who developed the branding and marketing for Apple. Real estate signs are an integral part of the marketing process. They draw attention to the listing, offer information to buyers, and invite people in to preview their next home.

Direct Mail Campaign

NextHome Simplicity offers professionally designed marketing materials. Many of our agents often use the below high quality, professionally designed postcards to send to neighboring properties when a listing first hits the market and when the property sells. This is a “grassroots” way to get the word out that your property is for sale, in case the neighbors have friends, family, or co-workers looking to purchase in your neighborhood.

Weekly Online Marketing Summary

Every week NextHome Simplicity’s clients and our agents receive an Online Marketing Summary, displaying the number of views the listing has received since its original listing date. The “Detailed Views” are views by buyers who have clicked on the listing to view its specific details. Also, the Online Marketing Summary describes how well the listing is performing online.

Social Media Video and Post

Created “in-house,” our marketing team developed a Matterport Social Media Video that will automatically play on Facebook, Instagram, YouTube, TikTok and LinkedIn, capturing the eyes of potential buyers as they scroll through their social media feed. Often, buyers are tagged in this video by friends or family. This helps our agents capture more buyers for your home. Every NextHome listing and sale are posted on our Simplicity Facebook page, which has a great following.

Pricing

No matter how well you advertise a home, one thing always holds true: You have to PRICE IT RIGHT! Deciding on your home’s best listing price is one of the most important and challenging steps in the selling process. If your home is listed at a price that is too far above current market value, many prospective buyers will bypass it altogether or quickly lose interest once they shop around and see what else their money can buy them. The longer a home sits on the market the less likely it is to obtain its true market value.

Most buyers in today’s market expect to purchase homes within the fair market range. In some cases, we’ve seen great results by offering a home at a slightly better price than market value, creating a frenzy of market activity at initial offering, and starting bidding wars that ultimately netted the seller more money! The most important “take-away” is that pricing your home correctly exposes your home to the greatest percentage of prospective buyers and increases the chance of a quick sale at the highest possible sales price.

Another critical factor related to the pricing strategy is timing. A property attracts the most attention, excitement, and interest when it is first listed on the market. A home priced right and well marketed when first listed is positioned to generate the level of interest needed to sell the home for the highest amount possible. Improper pricing at the initial listing misses out on this peak interest period and may result in your property languishing on the market. The result of a languishing home is typically a below market value sale or no sale at all. NextHome Simplicity’s Broker/Owner, Andrew Geotes, is a state-certified licensed real estate appraiser. He no longer practices appraising but keeps his license to better help his clients and agents price their properties accordingly.

Why Use A NextHome Simplicity Agent?

As you can see, selling your home in today’s world is much more complex than it used to be. Simply paying a fee to list your home on a website and putting a sign in the yard won’t cut it if you want to maximize your home’s visibility and sales price.

NextHome Simplicity agents constantly educate themselves to keep up with the latest technology and negotiation strategies. Unfortunately, many Gulf Coast agents have been slow to embrace the new tools and technologies that are now at our disposal. However, NextHome Simplicity is determined to give our clients the benefits and service they deserve but may not even realize is available to them. Our awareness and skillful use of these new “tools of the trade,” as well as our knowledge, professionalism, and experience, means we have everything it takes to sell your home in the shortest amount of time for top market value!

Call us today. We’d love to schedule a time to discuss putting our “know-how” to work for you!
